Job Description: Property Administrator
Block Property Administrator, Cardiff
Our client is one of the leading Property Management companies in South Wales and as they continue to grow, they are looking to recruit an experienced Administrator to assist and support the Block Management team with compliance and administrative tasks, serving as the first point of contact for leaseholder and contractor inquiries.
Main duties as Block Property Administrator:
- Be the initial point of contact for all block management issues and liaise with directors and leaseholders when required.
- Coordinate with contractors and the in-house maintenance team to request quotes, arrange works, and manage access to sites.
- Communicate with freeholders and leaseholders regarding maintenance matters and any other issues related to their freehold.
- Review, complete and action audits on all aspects of block management.
- Follow up on and action any items identified during Block Manager site inspections as they arise.
- Work with Block Managers to ensure compliance is maintained across all sites, instructing contractors as needed.
- Manage utility suppliers and handle ongoing utility bills for the sites under management.
- Attend AGM’s and take minutes as required.
- Record insurance claim details and liaise with insurers throughout the claims process.
- Coordinate key management and periodically review the procedures to maintain effectiveness and security.
- Monitor and maintain accurate compliance records, keeping certificates and accreditations up to date and promptly alerting Block Managers to upcoming renewals or required actions.
- Produce letters and reports.
- Handle emergency out-of-hours calls on a rota basis.
Experience Required as Block Property Administrator:
- Previous experience working within the Property Industry
- Must have excellent organisation skills and the capacity to work under pressure.
- Competent in MS Office suite, particularly Word and Excel.
- Flexible working approach when needed.

- Salary: up to £26,000 per annum plus a further £750 on completion of TPI Level 2
