Job Description: Property Inspector – Lettings

Property Inspector (Lettings), Cardiff

Our client is seeking a diligent and detail-oriented Lettings Property Inspector to join their team. The successful candidate will be responsible for conducting comprehensive inspections of rental properties to ensure they meet quality standards and comply with safety regulations.

In addition to routine property visits you will also complete end of contract check out inspections, producing full reports for submission to the Landlord and contract-holders identifying maintenance issues and areas to be addressed due to contract-holder’s damage/misuse.

You will need to co-ordinate any maintenance works identified during your property visits and negotiate any deposit deductions where applicable. You will also be required to prepare documentation/evidence and quotes in the event of dispute and adjudication.

Key Responsibilities

  • Conduct thorough inspections of rental properties before, during and after contract periods
  • Document property conditions accurately using standardised reporting tools
  • Identify maintenance issues or damages and report them promptly to relevant teams
  • Ensure properties comply with health and safety regulations and company policies
  • Liaise with contract-holders, landlords, and property managers to schedule inspections and discuss findings
  • Maintain organised records of all inspections conducted
  • Assist in preparing inspection reports and follow-up actions as necessary
  • Arrange property inspections with contract-holders and report to Landlords with feedback.
  • Compile inspection reports following property visits and identify areas of concern and the responsible party.
  • Obtain quotes for works identified during inspections and instruct contractors accordingly.
  • Negotiate any proposed deposit deductions with the relevant parties and process the deposit release via the Deposit Scheme.
  • Deal with any deposit dispute using the deposit scheme adjudication process, submitting relevant evidence within the required timescale.
  • Complete the end of contract administration, including notifying utility suppliers of the closing meter readings.

Skills & Experience Required

  • Professional communication skills – both written and verbal
  • Excellent organisational skills
  • Ability to prioritize and time manage.
  • High level of customer service skills and experience
  • Positive & proactive attitude
  • MUST HAVE Full clean driving licence and use of their own vehicle

Hours:

Monday to Friday 9am – 5.30pm plus working every other Saturday 9am to 3pm but with a full day off in lieu
